The local real estate market witnessed several noteworthy trends. New listings decreased by 1.4%, suggesting a slight slowdown in property availability. Closed sales also declined by 24.1%. Despite this, the median sales price increased by 5.4%, showcasing continued appreciation in property values. However, sellers received 3.9% less of the original list price, possibly due to increased negotiation and price-conscious buyers. The months supply of inventory surged by 54.5% and the inventory of homes for sale increased by 23.7%, providing potential buyers with more options to choose from.
