In August, there were slight decreases in new listings by 1.2% and closed sales by 12.0%. However, the median sales price increased significantly by 9.5%, with a more substantial increase of 13.4% during the first eight months of both years. The percentage of the original list price received improved by 0.4% overall but dropped by 2.7% during the same eight-month period. The months' supply of inventory increased notably by 37.5%, indicating a potential shift in the real estate market's supply and demand dynamics. The inventory of homes for sale also saw a considerable rise of 16.9%. These metrics provide a snapshot of the real estate market's performance, showing a mix of changes in supply, demand, and pricing over the two years.
